Scope What’s included Typical investment
Refresh New vanity, toilet, lighting, paint, possible tile refresh $20,000 to $35,000
Modern guest bath New layout · porcelain or stone tile · custom vanity · upgraded fixtures · permitted electrical $35,000 to $60,000
Master bath remodel Full layout · double vanity · separate shower & tub · stone or large-format tile · upgraded plumbing $60,000 to $120,000
Spa primary suite Steam shower · soaking tub · radiant floor heat · dual rainheads · designer fixtures · smart-home integration $120,000 to $250,000+

Why bathrooms are pricier per square foot than kitchens: plumbing relocations, waterproofing (Schluter or equivalent), tile labor (hand-set), exhaust ventilation requirements, and electrical (GFCI, dedicated circuits, in-floor heat) , all packed into a small footprint with zero forgiveness for errors.

A bathroom that earns the word "primary."

What your bathroom remodel will actually involve

1. See it first (Day 0)

Upload your bathroom to the Visualizer. Pick a style and finish. See a real-photo AI rendering. Get an investment range. Free.

2. On-site visit (Week 1)

Designer + project manager comes out. We measure, check existing plumbing and venting, look at the wall behind the tile (rotted backerboard? old galvanized pipe?), and write a fixed-price quote.

3. Design + permits (Weeks 2 to 5)

Tile selections, fixture finalization, permit pull with LADBS. Bathroom remodels with electrical relocations or plumbing moves require permits , we file every one.

4. Build (Weeks 5 to 11 typical · 6 to 14 if structural)

Demo down to studs. Re-frame as needed. New plumbing rough-in. Electrical rough-in. Waterproofing system installed and inspected. Tile and finishes. Plumbing trim. Fixture install. Final.

5. Final inspection + walkthrough

LADBS final, our walk-through, punch-list resolution before final payment.

Common LA bathroom scenarios we remodel

The “primary bath we never finished” (Sherman Oaks · Encino · Studio City)

The 80s tract home with the master bath that has the same beige tile and oak vanity it had when you bought it 8 years ago. Average project: $55K to $85K. Open up the layout if possible (closet annex), replace tub with a larger shower, double vanity, modern fixtures.

The “kids’ bathroom turned daily-disaster” (any neighborhood)

Single bath shared by two or more kids. Probably has water damage at the floor. Average project: $30K to $50K. Smart layout, durable surfaces, easy-clean fixtures, more storage.

The “we want it to feel like a hotel spa” (Westside)

Brentwood, Palisades, Hollywood Hills. Average project: $110K to $220K. Steam shower, freestanding tub on stone slab, dual vanity with integrated lighting, radiant floor, towel warmer, heated mirror, sometimes a sauna.

The “powder room glow-up” (everywhere)

Half-bath off the foyer. Disproportionate impact relative to scope. Average project: $18K to $35K. Wallpaper or specialty paint, sculptural vanity, statement light, art-grade tile.

What “Built for LA” means for bathrooms

Title 24 ventilation requirements. Every bathroom remodel in LA needs an exhaust fan that meets specific CFM/sone targets and either has a humidity sensor or is wired to the light. We spec compliant fans.

Older home plumbing. Houses pre-1985 in LA often have galvanized supply lines that are at end-of-life. We test before quoting and re-pipe to PEX or copper as needed , itemized, not surprise-billed.

Slab penetrations. Most LA homes are slab-on-grade. Plumbing relocations require slab work. We x-ray for embedded conduit and rebar before cutting, every time.

Hillside and HPOZ. If you’re in a hillside zone or historic district, we know the review path. Bathrooms rarely trigger major review (interior work) but exterior changes (window relocation, vent expansion) sometimes do.

FAQ

How long does a bathroom remodel take?

Plan for 6 to 12 weeks for a full bathroom remodel from contract to final. A primary suite expansion: 12 to 18 weeks. A powder room: 3 to 5 weeks. Time depends on tile complexity, plumbing relocation, and permit load.

Will I be without a bathroom?

If you have only one bathroom, we work it differently , phased demo, temporary fixture in place, construction outside the room first. If you have multiple, we close the remodeled one fully and you use the others. We’ll plan around school routines, work-from-home schedules, anything.

Do bathrooms need permits?

Yes , almost always. Anything that involves plumbing relocations, electrical changes, or new fixtures hooked to existing systems requires LADBS permits. Cosmetic-only refreshes (paint + fixture swap) sometimes don’t. We tell you upfront.

What if there’s water damage we don’t know about?

We open up walls during demo and document everything. If there’s hidden damage, we photograph it, write a change order with a fixed price for the repair, and you decide before we proceed. No surprises billed at the end.

Can you do a steam shower / sauna / wet room?

Yes , we’ve built all three in LA. They require careful waterproofing, electrical, and ventilation engineering. Plan for the upper end of the price range.

Will my old plumbing handle the new fixtures?

Pre-1985 homes in LA often need partial or full re-piping. We test water pressure and pipe condition during the on-site visit and itemize any replacement in your fixed-price quote.

What about radiant floor heat?

Worth it. ~$3 to 5K for a primary bath. Brings tile floor temperature up 10 to 15°F , meaningful comfort delta especially in cooler LA neighborhoods (Hollywood Hills, Pasadena Foothills).

Can I see a bathroom you’ve finished nearby?

At your on-site visit, ask. We’ll share recent comparable completions in your neighborhood, with homeowner permission to drive past or (sometimes) walk through.
