3. Design & permits (Weeks 2 to 6)

We produce 3D renderings, finalize finishes, and pull permits with LADBS , handling Title 24 compliance, electrical/plumbing inspection coordination, and (if applicable) hillside or historic overlay reviews.

What’s actually in a fixed-price ACE kitchen contract

Most contractors give you a one-page quote. Here’s what’s in ours:

  • Cabinet brand, model, finish, dimensions , every cabinet listed
  • Counter material, slab specifics (book-matched? edge profile?)
  • Every appliance: brand, model, color, install method
  • Every fixture: brand, model, finish
  • All electrical work itemized (panel upgrade if needed, GFCI count, fixture count)
  • All plumbing work itemized (relocations, valve specs)
  • Demolition scope and disposal plan
  • Timeline with dated milestones
  • Daily clean-up commitment

How long does a kitchen remodel actually take?

For a full kitchen remodel with a layout change in LA: plan for 12 to 18 weeks from contract to final inspection. A cosmetic refresh without permits: 4 to 8 weeks. We give you a dated timeline in your contract , and a daily progress update so you can see the schedule against reality.

Will I have a working kitchen during the project?

No , full kitchen demolition means no kitchen for the build phase. We’ll help you set up a temporary kitchen (microwave + induction burner + small fridge somewhere else in the house) and we plan the demo for after a school break or a vacation if you ask. Most clients survive on takeout, the temp kitchen, and a working bathroom.

What if my project goes over budget?

Under a fixed-price contract, we eat overruns we caused. If you change your mind on the slab or add a feature mid-build, that’s a signed change order with its own price. If we underestimated the demo or hit something unexpected (rotted subfloor, asbestos, panel that won’t pass inspection), we eat the cost , except in the rare cases of pre-disclosed structural unknowns, which are itemized in your contract upfront.

Do you handle the permits?

Yes. LADBS plan check, Title 24 energy compliance documentation, HERS testing if required, and final inspection , we run it all. You get copies of every permit as we pull them.

Can I see a kitchen you’ve actually finished in my neighborhood?

Yes , when you book your on-site visit, ask for a recent project nearby. We’ll show you addresses (with the homeowner’s permission) you can drive past, and in some cases we can arrange a real walk-through with a past client.

What’s your minimum project size?

Our smallest kitchen remodels are around $35K. Below that we’re not the right fit , there are excellent specialty trades who’ll do a $15K cabinet swap better and cheaper than we can.
